Shared Space: 1 Twin size murphy bed in 3rd floor loft area
Shared Space: Queen size sleeper sofa on main level (Main level, 2nd floor)
INDOOR LIVING: Luxury furnishings & bedding, gourmet kitchen, rustic fireplace, utilize attached garage for games
OUTDOOR LIVING: 3 story porch with water views and a rooftop hot tub
KITCHEN: Fully equipped with cookware, utensils, stainless steel appliances, gas range, coffee maker, and blender. Large dining table in 4 season porch.
GENERAL: Linens/towels, free WiFi, trash bags, paper towels, central heating & A/C

House Rules and Policies
- Maximum Occupancy is 12 people
- No smoking
- No events, parties, or large gatherings
- Must be at least 25 years old to book
- Additional fees and taxes may apply
- NOTE: The owner has multiple homes in the area should you need more space for your large group
- NOTE: There is an external camera located at the front door and a decibel monitoring sensor located on the outside of the home.
PAYMENT TERMS:
25% of the rental fee is due at booking, the remaining 75% is due 90 days before the check-in date

We had the best stay at the B.O.A.T. House! The house is beautiful and the bedrooms and bathrooms allow privacy for the guests. The four-seasons porch on the 2nd floor (main floor) was extremely comfortable even in the frigid temps outside! The fireplace inside was so cozy and warm as well. The views from the 2nd floor (main floor) porch and the 3rd level hot tub/porch were gorgeous! The layout of the 2nd floor (main floor) has two sliding doors to enter the porch from either the fireplace room or the kitchen which made it very comfortable for our group to move around. The entire house and bathrooms were meticulously clean (including the hot tub). The kitchen had everything you would need including exceptional appliances to work with. The hosts were very easy to communicate with and always responded very quickly.

Beautiful location with scenic views of the Chanel out to Lake Michigan. Very walkable even when snowing. Close to downtown and shopping. Everything was just as pictured, very clean and spacious. Kitchen had all the gadgets, utensils and dishes. Enjoyed our stay very much. This was a spectacular place, it was literally spotless, light and airy, spacious with so many windows and high ceilings.
The enclosed porch was awesome with a private and entertaining view of all the activity up and down the river.
The layout is unique, we had a three generation stay so having a bedroom and full bath on all three levels was perfect.
2min, charming walk past charming cottages to the beach, across the street from the marina, incredible sunsets.
